Why shouldn’t I just list my property with
Airbnb or VRBO?

Listing your property on one of the popular booking platforms is just a small part of running a profitable vacation rental in paradise. Unless you’re planning to live on St. Thomas, you will need someone on island to see to the day-to-day management of your property. We do inspections prior to each guest’s stay and after they leave. This increases the chances of catching damage and keeping your property in great condition. You didn’t buy a vacation rental to deal with 11 pm phone calls because a toilet overflowed, a fridge stopped working, or a guest locked themselves out. We also have the experience and the software to ensure you’re getting the maximum nightly rental, and subsequently the maximum rental income.

How will you determine my nightly rate?

While your nightly rate is extremely important, if it’s too high it won’t rent, and if it’s too low, you’re leaving money on the table, what is more important is knowing when to adjust pricing based on all the different seasons St. Thomas experiences. Yes, that’s correct, if your pricing doesn’t take into account seasonal demand, you are leaving money on the table.

How is my property going to be maintained?

We are an all-inclusive management company. We handle all maintenance at your property. We can work with your vendors or recommend vendors with which we have longstanding relationships. In addition to coordinating vendors, we have an in-house maintenance department that will handle day-to-day maintenance at your property. Your property is inspected, using a 46-point inspection sheet, prior to each check-in and at each checkout. On top of the check-in/checkout inspections, we do a much more detailed monthly walk-through.

What type of financials do you provide?

Each month, we provide a thorough accounting of money in and money out. All expenses and income are clearly outlined in an easy-to-understand format. Our straightforward financials are great for you to pass on to your own accountant.

Are there any fees for pulling out of the contract early?

If for whatever reason, things don’t work out, all we require is 90 days notice prior to termination. That’s it. Much like staying in a bad marriage, if we aren’t the right fit, we should both be free to see other people.
